Hot Pour Rubberized Cracksealing

Don’t Allow Small Cracks To Become Big Problems!

Crack Repair is often the most overlooked and yet most crucial service for proper maintenance of asphalt pavement. Shrinkage is the main cause of most cracks in asphalt pavements. The asphalt pavement takes a beating from the elements (sun, wind, rain, and heat), which oxidize the asphalt, causing it to harden and shrink. When this occurs, the pavement breaks at its weakest point--usually a cold paving joint. After these separations have formed, your asphalt investment will slowly deteriorate. Moisture will be introduced into the sub-base, and once water reaches the underside of the pavement, larger problems will begin to occur. Potholes and gatored areas are common at this stage. If they are left untreated they will lead to extensive repairs. Properly cracksealing your lot slows this deterioration.

When performing cracksealing, PRO-Image uses a process called routering. During this process, we create a ½” x ½” reservoir in which we place the hot pour rubberized crack sealant, preventing any additional water from penetrating into the sub-base. Cracksealing is among the first steps your business should take in maintaining your investment.

Sealcoating

From the first day that your asphalt parking lot has been paved, nature’s elements (sun, wind, rain, and heat) begin to oxidize it. However, weather is not the only deteriorating factor. Chemical deicers, fuel, oil drippings and aging also contribute to the detriment of asphalt. These aggressors attack the asphalt binder and slowly cause it to become weak and brittle. By sealcoating asphalt, you double its life by shielding it from a variety of destructive forces. In addition to its practicality, sealcoating also enhances the appearance of your pavement by giving it an attractive, easy-to-clean finish.

PRO-Image uses SealMaster products blended to our very specific formulation. Your satisfaction is assured by providing a much more durable surface. The addition of silica sand and other additives also means that the sealer will last longer and will be more skid resistant than normal sealers.

PRO-Image’s Process:

Step #1 – We take several power blowers, hand tools, and (depending on the property) commercial sweepers to ensure that the lot is thoroughly cleaned of all dirt, weeds and debris prior to the application of our sealer.

Step #2 – After the lot is properly prepared, Prep Seal, a ready to use latex based emulsion designed for sealing and priming oil spots on asphalt pavement prior to applying pavement sealer, is applied. Prep Seal helps prevent oil and gas from bleeding up through freshly applied sealer.

Step #3 – For all commercial properties, we provide 2 coats of our special asphalt/coal tar blend sealer. The perimeter edges will be hand squeegeed and the remainder of the lot will be applied with a sprayer. For optimum results, the newly applied sealer should cure for at least 24 hours per coat before reintroducing traffic to the surface.

Asphalt Paving

Asphalt paving will beautify the property you take care of, reduce liability risks, and increase asset values.

One of the primary concerns of asphalt paving is the value of the paving vs. the costs. Cost can sometimes be fairly high in asphalt paving but this does reflect a value. When properly constructed and maintained, asphalt driveways and parking lots will give years of service. However, every product has a life expectancy, and this is true for asphalt, as for anything else. PRO-Image needs to have a thorough understanding of our customer’s objectives, as well as an evaluation of the site for drainage, contours and other variables that might effect the installation process and future maintenance issues.

Option #1 – Overlay:

Preparation is everything when dealing with asphalt paving. The base must be structurally sold. If the existing asphalt has any problem areas such as, cracking, potholes, and or depressions, the only solution is to repair these areas properly prior to paving. If this is not done, then you can expect the new pavement to have all of these same issues within the next year or so. An asphalt overlay (asphalt placed on top of existing asphalt) can often look like a new job, but if it is not done correctly, the lifespan of the overlay will be greatly reduced.

Option #2 – Reconstruction:

This option entails completely removing the old pavement and replacing with new. PRO-Image recommends a 4-inch layer when installing a new asphalt parking lot. Once the area has been torn out, PRO-Image would evaluate the existing sub-base. We would then recommend a new sub-base of at least 2” to 4” and compact it to ensure that there are no voids within it. Again, preparing the sub-base for asphalt is one of the key factors in ensuring the quality and longevity of the new pavement.

Regardless of which option you may choose, once the lot is paved, PRO-Image recommends that you stay off it for at least 3 full days in order for the pavement to cure. If you have heavier loads such as trucks or busses the wait time should be extended to a week.

Cut & Patch Repairs

Pro-image Has The Ability To Bring The Latest Repair Methods To Your Door!

Full-Depth Cut-Out Replacement, Overlays, Partial Depth Milling are just a few options we offer.

Cut and Patch Repairs are needed when the asphalt has completely deteriorated due to sub-base failure. Sub-base failure is caused by water penetrating through cracks in the asphalt surface, eroding the sub-base beneath. When this happens, the area needs to be removed and repaired at full depth.

When performing a full depth repair, PRO-Image removes all of the existing asphalt down to the sub-base. The sub-base will then be evaluated to how much will need to be replaced and then re-compacted. Tack (Binder) will then be applied to all edges of existing pavement before the new asphalt is placed. The new hot mix is placed at 2” lifts, and each lift is leveled and compacted. This process ensures a much more durable and longer lasting pavement.

Milling

Millings are 100% Recycleable

There are times when cut & patch repairs just won’t be the answer. Sometimes the pavement defects aren’t as serious as those that need the full depth repair.

When a deteriorated area has had no damage to the sub-base, the milling process is the fastest and most efficient solution. The milling machine allows our team to choose a depth at which the asphalt will be removed, down to a maximum of eight inches. As one team member operates the mill, another follows with a sweeper, cleaning the area in preparation for new asphalt. Tack, a substance that allows the asphalt to adhere to the existing pavement, is applied to all perimeter edges. The asphalt is then placed, leveled and compacted at 2” increments. Milling is the best solution to solving your pavement defect problems in a matter of hours, rather than days.

Since the area asphalt plants are not up and running in the winter months, we can provide you with a quality repair using UPM Cold Patch Material. UPM “Unique Paving Material” is a high-performance asphalt patching material that is easily applied any time of the year, under any weather conditions. Over 90% of all patches using UPM outlast the surrounding pavement. This is a great product that allows PRO-Image to really stand behind your parking lot maintenance throughout the winter months.

Concrete Work

PRO-Image Offers A Full Line Of Concrete Products To Construct, Repair, Maintain & Preserve Your Concrete Pavement!

When it comes to pavement maintenance, PRO-Image is not limited to just asphalt. We also have a team that specializes in concrete work, whether it is new construction or repair, residential or commercial properties. Patios, sidewalks, driveways, and commercial loading docks are well within our scope.

The primary difference between concrete and asphalt surfaces is that concrete is a rigid and asphalt is flexible. Typically, a concrete pavement is designed to last 20 to 25 years. Because it is built with a longer structural life, concrete requires less repair and maintenance. Unlike asphalt, concrete is not affected by seasonal weakening of the subgrade during spring thaw. Concrete is more expensive to install than asphalt, but it is a wise investment for areas that must withstand heavy loads.
